The flat is in Charlottenburg right near the river Spree. Is a 3 rooms apartment in a old "Altbau" building with massive windows, a lot of light, high ceiling and old wooden floor. The flat is on the second floor overlooking a very beautiful "romanischen Kaiserpalas".

It is composed of a big entrance, a bathroom with window (with bath/shower, washing machine and dryer), comfortable fully fitted kitchen with dishwasher and oven). and 3 large rooms all separately accessible via the large entrance. The property benefit also of a storage room without window also accessible via the entrance room.

In each of the 3 large rooms, there is, lots of natural light due to the very large windows; the smaller of the 3 room has one very big window that arrives almost to the ceiling while the other 2 rooms have 2 windows each. Please note that the windows that are facing the internal courtyard are very tall to allow even more light in the Bathroom, Kitchen and bedroom.

The layout of the apartment is very nice as it is very efficient and compact with all the room accessible through this nice large commune entrance, contrary to many other Altbau that I saw, making this apartment quite appealing to me as I wanted the charm of an Altbau with high ceilings and large windows and doors, but with a more modern feeling layout that allow a more efficient usage of the internal space. Also, a nice Balcony with a nice view and a nice storage room were for me a must. Also, it was very important for me to have two expositions of the windows. This is particularly important in the summer as it allows the apartment to be aired very quickly given the double exposition and stay fresh in the Summer as we are experiencing hotter Summers in Berlin, but this apartment is quite fresh given the high ceilings and the 2nd floor and double exposition.

Please note that I have added a few old pictures of the apartment before I furnished it where you can see the door with glasses that is between the 2 front rooms which I have for the moment closed and covered with acoustic isolation and plaster panels (Gipsplatten), but that if needed the plaster panels and the acoustic isolation can be easily removed and the glass door that is inside reused as it was before.


Also another reason why I really liked this apartment when I bought it, after obviously the location, light, open view and the feeling inside, is that the 2 opposite walls of the internal courtyard have no windows at all and therefore I have total privacy on the bedroom that faces the internal courtyard, as the two walls of the opposite side have no windows, which is again quite rare in Berlin as most of the other apartment I saw had many windows and in the evening with the lights on can be a little intrusive to see and be seen all your neighbouring flats etc.. Same from the windows on the front as the view is very open there is again a very nice feeling of not being to close to other buildings windows.

Please note that in this building there is a lot of natural light in the apartment because the second floor has even bigger (taller) windows for example of the 3rd floor as the ceilings in this building are higher on the 2nd floor then they are on the 3rd for example. Also, which is quite rare in Berlin the view from the front house is quite open as I have a nice large street with beautiful trees that end in front of my house so I don't face any building directly across the street on the other side of the street like is very often the case in Berlin so there is obviously more light coming through as I have quite a big opening under my windows like a square rather than a street, which is why the view from the windows is also quite nice and open.

On request documents needed by your bank to ask for a mortgage are already available and ready to be provided like the following documents:

The apartment is right by the Spree, just across the famous Schloss Charlottenburg park and very well connected by buses (109 and X9 express bus), S and U bahn (Mirendorffpl. U7) and also regional trains as the Jungfernheide S-bahn station, because of its express fast bus connection to Tegel airport is an important station in Berlin and, not only the S-bahn ring but also some regional trains stop at this station. from Jungfernheide station with the regional trains in 1 stop (3 minutes journey) you are in the central station of Berlin (Hauptbahnhof) and in 2 stops (9 minutes journey) in Potsdamer Platz Bahnhof, and with S Bahn ring in 5 stops (12 minutes journey) you are in Schonhauser Allee in Prenzlauer Berg.

The street limits here are 30km per hour and parking is quite easier (and free, which is great for your visitors) then other locations in Charlottenburg give the more residential nature of this part of Charlottenburg, compared to some other parts that are more office or commercials intense making it more difficult to find a parking place there than here .

Because of the great connection both to the airport and central station and Zoo station, and the fact that there are many big Companies (Siemens, Bosh, Mercedes, Deutsche Bank, PWH) University (TU) and hospital (Charite hospital is only a few stations away buy S bahn ring) well connected to the property, the apartment could be quite attractive for many potential tenants like professionals, engineering, consultants, managers, doctors, and students.
